Telling Stories Through Real Estate Video | Courtney Clayton Folkner Episode

by Marguerite Crespillo

Let’s be honest: the old ways of marketing real estate just aren’t cutting it anymore. We live in a world of Instagram Reels, YouTube shorts, and TikTok tours, yet so many agents are still relying on static photos and bland descriptions to sell homes. Here’s the hard truth – if you’re not using video to market your listings, you’re already behind.

I know that sounds harsh, but stick with me. After talking with Courtney Clayton Fulpner, a brilliant videographer who specializes in luxury real estate, I’m convinced that video is the future (and it’s happening right now). If you’re not embracing this powerful tool, your competitors will be. In my latest podcast episode of Real Estate Real World, I sat down with Courtney to discuss why storytelling through video is the secret weapon every real estate agent needs in their marketing arsenal.

From Barista to Real Estate Videography Maven

Courtney didn’t just stumble into real estate videography. Her journey started in high school with a love for creating videos. She began filming, learning techniques, and mastering the art of video storytelling long before anyone realized how crucial it would become in the real estate world.

But what I found most inspiring about Courtney’s story is her grit. While working as a barista, she hustled to save money to invest in her own equipment, all while learning the ins and outs of videography. And it paid off. By 19, she had landed her first real estate videography gig, and now she’s one of the leading experts in the luxury real estate market.

Why Traditional Real Estate Marketing is Failing

Here’s the real problem with most real estate marketing: it’s boring. Think about the average MLS listing – photos, a few stats, and maybe a sentence or two about the neighborhood. It’s all the same. But buyers today expect more. They don’t just want to see what a home looks like; they want to feel what it’s like to live there.

That’s where video comes in. Courtney made a great point during our conversation: “Photos are static. They show a moment in time, but video shows the whole experience. It tells a story, and that’s what buyers connect with.” People want to visualize their future in a home, not just stare at a bunch of empty rooms.

The Power of Storytelling in Video

What Courtney does so brilliantly is tell a story through her videos. She doesn’t just film the house; she captures its essence. Whether it’s the way sunlight floods the living room in the afternoon or the sound of waves crashing just beyond the backyard, video gives buyers an emotional connection to the home. And in luxury real estate, that connection is everything.

Courtney shared that the best videos don’t just highlight the features of the home—they evoke a feeling. “You can take people on a journey,” she says. “Instead of just showing the kitchen, you can imagine hosting a dinner party there. Instead of just showing the pool, you can picture a summer evening with friends. It’s about making the experience real.”

Why Agents Should Stop Being Afraid of Video

Now, I know what some of you are thinking: “I don’t have time for video” or “I’m not comfortable on camera.” I get it, I really do. But here’s the thing: video doesn’t have to be scary or complicated. In fact, Courtney insists it’s easier than you think.

For one, you don’t have to be in every video (though I do recommend showing your face and personality when possible—people want to connect with you!). Courtney suggests starting simple: hire a videographer to create a walkthrough video of your listing or even just use your phone to record a casual tour. You don’t need fancy equipment to make an impact.

The Bottom Line: Invest in Video or Get Left Behind

Here’s the controversial truth: if you’re still relying on traditional marketing strategies in real estate, you’re falling behind. Buyers today are hungry for engaging content, and video is the way to feed that appetite. It’s not just a trend—it’s the future of real estate marketing, and the agents who embrace it will have a massive advantage.

Courtney summed it up perfectly: “People buy from people, not brands.” Video allows you to create a connection with potential buyers in a way that photos never can. So, if you’re still just posting photos and calling it a day, it’s time to rethink your strategy.

Trust me, your next client could be one compelling video away.
